The Property

The property, part of a former 18th century brewery, is at the first floor (left) of 3 Boroughloch Square, and provides 2,200 square feet of attractive, largely open plan office space, with an southerly outlook directly on to the Meadows. It therefore presents a rare combination of sunny, peaceful and attractive workspace of considerable charm and character, in a city centre location, with parking.

The offices are reached via a single flight stair leading to a shared reception area. Inside, the space is divided into 3 zones one of which operates as a meeting room. The division is by non-loadbearing partitions and these could therefore be removed (at the tenants’ own expense) if desired. Service space includes a male and a female toilet, and a coffee/tea area with fridge, micro-wave, and dish washer. There is also storage for cleaning equipment, a separate telephone equipment room and a small interview room.

Casement windows open out to provide a comfortable flow of parkland air, and at night these are secured by internal shutters, which serve also to conserve heat during the winter months. The entrance courtyard has recently been re- landscaped to provide car, bike and motorcycle parking. Parking is managed by an agent acting for the joint owners of the square. The offered lease comes with 5 parking permits.

Services, furnishings, fittings.

The office is fully carpeted and has an extensive lighting system. Heating is by electric fan assisted storage heaters (3 off) and electric storage heaters (2 off). The office provides extensive 13 amp power and voice/data comms wiring and sockets distributed around the perimeter and from a central floor duct. The office is furnished with modern desking but incoming tenants need not take this on. If desired, the furniture can be made available as part of the overall lease.

Lease – general terms

1 Annual rental, subject to negotiation, would be payable quarterly in advance. VAT (currently 20%) is added to the rental.

2 A deposit equal to two months rent would be payable into an account managed by the owner.

3 There would be a break option at the end of year 2 or 3, with a requirement to provide 6 months notice if taking this option.

4 The tenant is responsible for insuring the property during the lease period, currently about £850/year.

5 The lease includes an existing fridge, dish-washer and water boiler.

6 The office furniture also constitutes part of leased goods. Current stock includes desking for 8 - 12 staff, plus storage units. A detailed inventory of furniture is available as an excel file. Furniture may be removed if not required.

Rental and VAT

1 VAT at 20% is charged on each quarterly rent.

2 Quarterly rental payments should be made to the landlord’s account.

3 Tenants will also be responsible for internal repairs and/or replacements arising during the tenancy, and for the relevant share of external drainage and rainwater pipework and connections to the public sewer.

Parking: there are 5 parking permits provided as part of the tenancy.
